Today our industry faces a market where National Home Builders are walking away from land contracts and downsizing their regional offices with just enough talent to sell off their existing land and new home inventory. It is our opinion that many of the National Home Builders will be absent from the New Jersey, Pennsylvania and Delaware markets or have adopted the Ryan acquisition model of purchasing completely improved single family and townhouse lots on quarterly basis of 2-3 units per month with a walkaway provision in the contract if the market tanks leaving the land developer with large developments that need to be marketed to regional and local builders in programs that may include four or more builders competing in the same large development.

We study markets specifically noting the number and type of properties that have received approvals and that are going through the entitlement process. The results are that in many markets the number of subdivisions across the board in suburban communities have been cancelled or delayed leaving many communities void of subdivisions and site plan approvals except for multifamily rental properties.
