We thoroughly research all aspects of your property to determine its highest and best use and advise you of the most advantageous method of selling your property in the shortest time period possible and at the best price and terms available in the marketplace. Our experience has shown that the more accurate information we provide to a knowledgeable buyer the quicker a sale is made and on the best terms and price.


Our standard commission rate is Four (4%) percent of the gross sales price of your property however; should we sell your property without the cooperation of another Realtor our commission will be three (3%) of the gross sales price.


We can have a Professional Planner design a concept plans such as presented on this page depicting the density and yield  of housing units that your property can yield by right. We do not make assumption on waivers or variances as they are uncertain at best.
If your property has multiple zoning applications a concept plan will take into consideration all of the permitted uses in the concept plan and determine the yield.

The concept plans are utilized for marketing purposes and for presentation to the municipality  for review and comment. Once we understand the municipality and your property yield we prepare a marketing package to present to our builder customers.


Market conditions have changed causing many National Builders financial difficulties and have retreating from our markets however; many of our regional and local builders remain solvent and are looking to replace the void created by the National Builders and are in the market to purchase land for building as are investors.

Properties that are preferred areas follows; subdivided lots with improvements completed, land zoned for multifamily apartments, land zoned for townhouse and single family for development sizes of 30-40 units, retail and commercial sites of 5 acres or less on main roads close to a traffic light intersection, land zoned for small lot ( 1/4 acre) single family with sewer and water service, operating farms for investors seeking 1031 Tax free Exchanges.
