The adjacent picture is the Silfies Farm in Greenwich Township, Berks County, Pennsylvania which consists of 180 acres with both low and high pastures. The restored 1842 stone colonial was expanded providing a very large country kitchen, 5 fireplaces, 4 bedrooms with a children's play room, 4 baths, a root cellar, full basement and two decks overlooking the 8 acre pond.  There are two barns one dating to the late 1800,s restored and a  10 year old second barn with reinforced floors for heavy equipment.  There is  a very large corn stalk feeder & storage silo, e seeding shed, an 8 year old 6 car garage with a second floor storage area. The house area is planted with seasonal blooming trees and shrubs which enhanced the home site and farm. This property was not to be sold for development by seller request.  Our  President produced a  gentleman farmer who purchased the property for $2,000.000.00 and closed in less than 60 days. The experienced on-site sales team was recruited and managed by our President . All of the homes were sold with buyers selecting lots, plans and appointments. Many of the plans involved extensions such as solarium, second family rooms, lavish finished basements and more.

Silfies 180 Acre Farm
Fox Creek Lower Saucon, PA
This is Clermont Cove Condominiums on the Morris Canal in The Paulus Hook Historical District in Jersey City, New Jersey. Initially the site was a (5) story vacant crucible building which was converted into a (10) story luxury condominium of 119 units with amenities such as 24/7 desk attendants and valet parking, a resident facilities manager. The interior of the building was a (10) story lobby with glassed elevators and a sky lounge for residents overlooking the Hudson River and Manhattan. MAC Marketing  provided consulting services related to the marketing, a on site sales team, successfully processed a 30 year tax abatement, managed the condominium association and provided budgets, operating statements, reserves and operational profiles.Prospective buyers were gathered during construction and then invited on a cruise.  The Princes of New York  cruise ship was reserved for the evening sales event  which included a two hour presentation during dinner and dancing  and then a cruise around the Hudson River and Statue of Liberty. The adjacent picture is Portside a 550 unit mixed use community on the Morris Canal in the Paulus Hook Historical District in Jersey City, New Jersey. This property consisted of 550 condominium units and 60,000 SF of retail including space for a waterfront restaurant . The saw tooth design maximized the views of Manhattan and New York Harbor. The property was originally approved as a condominium and was change to a rental community. MAC provided consulting services which included the securing of a 30 year tax abatement,  a competitive marketing report condominium, feasibility analysis, budgets, reserves, and to resolve issues with block associations and the governmental agencies. Additionally, President was contracted to be the Owners representative with responsibility to work with the Architectural firm and integrate the marketing requirements into the working plan and obtain building permits. This adjacent property is Woodlands III in Exeter Township, Berks County, Pennsylvania a 132 Unit Townhouse Community which was negotiated and sold to  Ryan Homes, a National Home Builder, by our President as an approved and improved property  build ready property. In the process it was learned that site plan which was outdated and contained errors in the elevation of the site, utilities placement,  retaining walls and dirt removal of over 200,000 yds of excess soils. The negotiations resolved the issues raising the elevation of the buildings and adjusting the other issues which was accepted by the township. Th sale closed and the project completed. WE have the ability to sell major projects to home builders, solve problems and bring about a closing of title.
